POSITION SUMMARY:
Supervisor of Maintenance role is responsible for the overall maintenance, repair, and upkeep of the school facilities and grounds. Obtains quotes and coordinates services of outside vendors as the need requires. Completes service requests and updates work logs. Facilitates alarm inspections, license renewals, and fire marshal inspections for specific site requirements. Opens and closes school campuses and other site buildings. As part of the Operations team, assists with special projects. Meets with immediate supervisor on a regular basis to provide updates on projects and facility needs. Support the maintenance team in performing maintenance and repair requests based on identified specialty/certification, when time permits and/or needs require. Identifies projects requiring the services of a higher skilled craftsperson. Maintains clean, safe, and orderly work sites. Performs snow removal, and on-call for emergencies outside of normal business hours.
QUALIFICATIONS:
- Any combination of education and experience equivalent to graduation from high school.
- At least three years’ experience in a maintenance lead role and possession of valid trade license(s) preferred.
- Thorough knowledge of the principles and practices of construction trades, repairs and maintenance, occupational hazards and precautions of the work.
- Must be able to meet the criteria for the approved Harrisonburg City Public Schools driving list.
- Ability to establish and follow detailed work procedures and perform general maintenance tasks with speed and accuracy.
- Demonstrated ability to train and effectively lead others. Have demonstrated the leadership qualities and personal characteristics necessary for working effectively with all staff members.
- Ability to review and use blueprint plans and to review and prepare detailed reports.
- Ability to schedule the workload of others in order to meet deadlines on a weekly basis.
- Experience working directly with individuals and families from diverse racial, ethnic, and
socioeconomic backgrounds.
- Familiarity with equity and inclusion frameworks. Models non-discriminatory practices in all

- Able to handle responsibility, work independently, and maintain collaborative working relationships with administration, co-workers, and the community.

ESSENTIAL FUNCTIONS:
- Responsible for supervision and training of maintenance staff to ensure high quality maintenance services for the school system.
- Obtains quotes and coordinates services of outside vendors, as the need requires, following established procurement requirements.
- Assumes an appropriate workload in assigned areas of certification (expertise) and assists the maintenance team on projects.
- Leadership responsibilities:
- Coordinates scheduling the maintenance team to effectively accomplish work orders.
- Reviews completed work orders for time and usage of materials.
- Provides spot inspections and evaluations of the completed jobs.
- Efficiently allocates personnel and material resources to maintain the buildings.
- Maintains proper inventories of all materials, equipment, and furniture.
- Coordinates the use of available equipment, materials and manpower to obtain maximum effectiveness and economy.
- Leads the maintenance team in emergency repairs and/or off-hour emergency work.
- Effectively communicates with building leadership when projects will occur.
- Examines/assesses school buildings and office facilities on a regular basis for needed repairs and maintenance. Establishes priorities on repair projects based on the assessments.
- Checks projects for progress and for conformance to work plans and orders.
- Supports the maintenance team with requests for emergency and unscheduled work and makes arrangements for their prompt performance.
- Meets with Operational leadership, on a regular basis, to review and provide project updates as well as emerging facility needs, etc.
- Assists with the development of the maintenance budget and Capital Improvement Plan.
- Performs snow removal and is on-call for emergencies outside of normal business hours.
- Based on identified specialty/certification, when time permits and/or needs require:
- Carpentry: Performs basic rough and finished carpentry repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves.
- Glazier: Removes broken glass, putty or plastic; replaces windows and door hardware; replaces glass for windows, doors, and light fixtures.
- Electrical: Performs basic electrical repair work for switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions.
- Plumbing: Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; maintains drinking fountains; repairs, replaces and maintains water heaters and other appliances.
- Painting: applies and prepares various surfaces for paint, enamel, lacquer, varnish, or stain; removes or paints over graffiti; repairs wall coverings.
- Masonry: Lays forms, mixes, pours, finishes, and repairs concrete for sidewalks, pavers, ramps, and slabs.
- HVAC: Inspects, troubleshoots and maintains HVAC systems to ensure they operate efficiently. Cleans ducts, replaces filters and checks for leaks. Refills refrigerants, lubricates parts, and fixes drainages. Monitors and adjusts system controls for optimal system performance and building environment needs.
- Takes all industry standard precautions to protect students, staff, equipment, materials, and facilities.
- Maintains appropriate licensure (if applicable); assumes responsibility for and participates in staff development (professional growth) and training to keep materials, supplies, and skills up-to-date.
- Follows appropriate safety procedures and properly maintains equipment.
- Actively participates in and attends all required meetings.
- Maintains confidentiality when appropriate.
- Complies with and supports school division policies, regulations, procedures, and the HCPS Strategic Plan.
- Effectively performs other duties as assigned by the immediate supervisor.
PHYSICAL DEMANDS / WORK ENVIRONMENT:
Light work, lifting up to 25 pounds occasionally, and/or up to 10 pounds frequently. Regular travel throughout the school division and effectively interacts with staff, and the school community. Frequent operation of HCPS owned vehicles is required to travel to schools throughout the division, school-related functions, administrative building, maintenance building, future school building sites, and central office. Regular contact with staff members is required.
